How much does it cost to rewire a house in Brisbane? Signs your wiring needs replacing, what the job involves, and how long it takes.

There are two types of Brisbane homeowners: those who know their house needs rewiring, and those who haven't opened their switchboard lately. If your home was built before 1980 and hasn't been touched since, there's a reasonable chance the wiring has outlasted several generations of hairstyles, two decimal systems, and the original Sony Walkman. That's not a good thing.

Here's what rewiring involves, what it costs, and how to know if you actually need it.

These are rough ranges — the final price depends heavily on access, the number of circuits, whether walls need opening, and the condition of your existing wiring. A proper inspection and quote is essential before committing. Anyone who gives you a fixed price without looking at the property first is guessing.

What's Included in a Full Rewire

A full rewire replaces:

  • All circuit wiring from the switchboard to every power point, light fitting, and hard-wired appliance
  • The switchboard itself (with new circuit breakers and safety switches)
  • All power points and light switches (new plates and mechanisms)
  • All ceiling roses and light fittings (if applicable)

What it doesn't automatically include: new light fittings, appliances, or cosmetic repair of walls after cable access (patching is usually quoted separately or done by a builder). Your electrician replaces wires — not plasterboard.

Signs Your Brisbane Home Needs Rewiring

Wiring age If your home was built before 1980 and hasn't been rewired, the original wiring is 45+ years old. Most wiring has a practical lifespan of 30–40 years. Rubber-insulated wiring from this era becomes brittle and can crack, creating fire and shock risks. Age alone isn't always a death sentence for wiring, but it's a very good reason to have it inspected.

Burning smell or discolouration around power points Any burning smell from an outlet, light switch, or switchboard is a serious warning sign. Discolouration or scorch marks indicate arcing or overheating — get this checked immediately. Do not wait to see if it gets worse.

Flickering lights Occasional flickering when a large appliance starts is normal. Persistent flickering, particularly when unrelated to appliance startup, suggests loose connections or deteriorating wiring.

Circuits that keep tripping A circuit that regularly trips under normal load is either overloaded (a wiring capacity problem) or has a fault (damaged insulation causing a leakage to earth). Either way, it's telling you something.

Aluminium wiring Some Brisbane homes built in the late 1960s–1970s have aluminium wiring. It's not dangerous in itself, but aluminium expands and contracts more than copper with temperature changes, which can loosen connections over time. Connections need checking and anti-oxidant compound applied. In some cases, re-terminating with copper pigtails is the safer long-term fix.

Insurance requirements Some Brisbane home insurers require evidence of rewiring on older properties before they'll offer cover. Others require a licensed electrical inspection report. Worth knowing before you need to make a claim.

Partial vs Full Rewire

Not every old Brisbane home needs a full rewire — and a good electrician won't recommend one if it isn't needed. Sometimes only specific areas have deteriorated wiring:

  • Partial rewire — replacing wiring in a specific area (e.g. kitchen, one storey, or circuits serving a new addition). Cost varies by scope.
  • Circuit additions — if your existing wiring is sound but you need new circuits for an EV charger, air con, or shed, this is cheaper than a full rewire.
  • Safety switch addition — if your existing wiring is in good condition but you have no RCDs, adding safety switches to the switchboard may be sufficient.

The Rewiring Process

1. Inspection and quote A licensed electrician assesses the full property — switchboard, wiring age and type, number of circuits, access options. You receive a detailed quote covering all labour and materials.

2. Planning access Good electricians minimise wall damage by running new cables through roof spaces and wall cavities. Sometimes this isn't possible (solid brick walls, no roof access) and walls need opening — a builder or plasterer is needed for patching.

3. Installation Power is off for the duration of the rewire. For a full house, expect 2–5 days depending on size and complexity. Power is restored at the end of each day where possible.

4. Testing and certification All circuits are tested to Australian Standards (AS/NZS 3000). You receive a compliance certificate, which is required by your insurer and for any future property sale.

Does Rewiring Require Council Approval in Brisbane?

No. Rewiring is classified as electrical work and requires a licensed electrician and compliance certificate — but not council approval. The work is self-certified by the electrician under Queensland electrical licensing laws. One less form to fill in.

Can I Stay in the House During a Rewire?

Yes in most cases, though it's disruptive. Power will be off for extended periods, some walls may be open, and there'll be dust and trades working throughout the house. Many families stay but keep one area clear for sleeping. It's not comfortable — but it's temporary.
